Budgets, financial statements, meeting minutes, reserve studies (SIRS), insurance and estoppel information are owner-only records under Florida law (§718 / HB 1021). They are obtained legitimately per transaction. Tell us which building you're evaluating and we'll walk you through it.

How these are obtained: under Florida law these records are owner-only. When you are under contract, you are entitled to the resale disclosure package (§718.503), and the minutes, budgets and reserve study come through the seller and the association per transaction — we handle that retrieval for you.
